Scheme Details
Partner Construction led the design and planning application which proposed the development of 41 new houses comprising a mix of 2 and 3 bedroom, terraced and semi-detached houses. Of the 41 houses constructed 35 would be managed by Together Housing.
These houses were comprised of:
- 10 units for shared ownership
- 25 units for affordable rent
- 26 semi-detached properties
- 6 end-terrace properties
- 3 mid-terrace properties
- 8 properties with 2 bedrooms, 4 persons
- 7 properties with 3 bedroom, 5 persons
- 20 properties 3 bedroom, 4 persons
There would also be land for six homes that would be retained by Barnsley Council for construction in the future.
The site was a Brownfield site with a school that was demolished prior to the contract with Together Housing. We ensured that we worked with the local community by communicating with them about the works and liaising with residents throughout. The scheme also includes a footpath infrastructure for future linking to a local park.
Social Value
The use of local labour and subcontractors were used as a general approach across the scheme.
Feedback
Some of the feedback we received from residents included comments on the finish and design;
“The kitchen units look to be of a high quality”.
Residents were also impressed with the outdoor space;
“The garden is a really nice size; I didn’t expect it to be that big”.
Members of staff have commented that it is a nice scheme with no obvious housing management concerns regarding the layout of the development.
The developer has been very responsive when things have needed to be picked up. The sales consultant on the scheme commented that
“The properties at Nanny Marr Road have been a pleasure to sell, I had a lot of interest and have had to turn many applicants away due to the properties all being sold from plan before Christmas. I am very happy with the build and found the builders easy to work with and helped me if I had any issues.”
There were no particular lessons learned from this scheme and all properties are now occupied and we have had minimal issues with defects on site.
The construction and delivery was overall successful, there were no significant delays and properties were delivered on time to a high standard.
